ACCESS STATEMENT.
Introduction.
Our Guest House is located in the Avon valley 1 mile north of Ringwood.
We offer guests 6 en-suite guest rooms on a bed and breakfast basis.
Whilst we aim to meet the needs of our guests, there are steps at the main entrance and the bedrooms are all located on the
first floor approached via a single flight of stairs this would not be suitable to wheelchair users
Pre -Arrival.
We are located and set well back from the A338 Salisbury Road at Blashford approximately 1 mile north of the market town of, Ringwood.
The nearest shops and banks and supermarkets are approximately 1 mile away.
The nearest bus stop with a displayed time table attached is just outside our pedestrian gate. the buses generally run every
half hour during the day to Ringwood and on to Bournemouth, on the opposite side of the road slightly south of us is the Bus
stop for Fordingbridge and Salisbury , again these run at half hour intervals during the day.
The buses are less frequent during holidays and weekends.
The nearest railway station is at Bournemouth some ten miles away taxis are available at the station as is the main bus
service to and from Ringwood the Salisbury bus will stop on request at Blashford .
There are several taxi companies operating generally from Ringwood, we can book any of these in advance if you require.
We take well behaved dogs as long as they have their own bedding, they are not allowed on the furniture or in the dining room
and must not be left on their own in the bedrooms, we make a small charge for dogs.

Arrival and Car parking.
Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
Guests will be given a bedroom and front door for use during their stay.
To ensure your accommodation is ready we ask that our guests do not normally arrive before 2 pm . Earlier arrival may,
however, be possible by prior arrangement.
Parking is on a level pea gravelled area opposite to the front door. Please park within the white marked bays as indicated on
the kerb stones with the back or front of the vehicle facing the road.
We offer assistance with luggage.
The Main Entrance.
There are three steps each of 6 inches high up to the front door with a grab rail on each side.
The front door is normally locked, please ring the bell on your arrival.
Guest accommodation-public areas.
The entrance hall leads to the dining room, guest lounge and cloakroom
The hallway has a small reception area .
There are 14 stairs (straight flight) to the first floor, with a handrail on either side of the stairs. The stairs are 7.5 inches high 9.5
inches deep and 30 inches wide and are fully carpeted.
The downstairs cloakroom has a toilet, wash hand basin and shaver point and is available for guests use, particularly if guests
have to wait for collection for a later travel or appointment option.
We have six en-suite bedrooms located on the first floor. ( please see section bedrooms for more information)
The guest house is centrally heated throughout. Temperatures can be adjusted in each guest bedroom to suit individual requirements.
Lounge and Dining room.
Guests are welcome to use the lounge at any time especially if you are waiting for a taxi or friends to arrive.
The lounge has four fire side chairs and a window seat, 3 dining chairs and table.
There is a television with free view channels.
The lounge is fully carpeted.
There is as selection of local information in the rack and placed around the lounge.
Breakfast is served in the dining room and during busy times especially for larger parties in the guest lounge as well.
The dining room is fully carpeted with five individual farmhouse polished tables and ten chairs with padded seats.
We are unlicensed for the sale of alcohol.
Bedrooms.
All the bedrooms are on the first floor and are carpeted throughout.
There are en-suite facilities to all bedrooms consisting of two bedrooms with bath/shower w/c and wash basin and four
bedrooms with shower w/c and washbasin.
Tea and coffee making facilities are provided.
We also provide a hair dryer, cooling fan, colour television, clock radio alarm.
Basic first aid equipment is located via the owner, in the kitchen downstairs.
Our beds are normally made up with sheets and blankets, spare blankets are available, there is a spare blanket in the
wardrobe or chest of drawers.
All pillows are synthetic.
There is a wardrobe, chest of drawers, mirror, chair, bedside chest two overhead reading lights in each room, some rooms
dictate a different layout as they are all different in style.
Each room has tourist and local information folders, including emergency contacts including doctors and hospitals.
Bedroom one.
Bedroom one is straight ahead at the top of the stairs and last on the right hand side there is a slight slope on the floor approaching the room.
This room has two 3 foot single divan beds each of which can be accessed from one side.
Bedroom two.
Bedroom two is first on the right from the top of the stairs.
This room has a 4ft 6 in double divan bed of which can be accessed from both sides.
Bedroom Three.
Bedroom three is first on the left from the top of the stairs.
This room has a 4ft 6 in double divan bed of which can be accessed from both sides.
Bedroom four.
Bedroom four is straight ahead from the top of the stairs and last on the left, there is a slight slope on the floor approaching the room.
This room has two 3 foot single divan beds which can be accessed from both sides.
Bedroom Five.
Bedroom five is ahead from the top of the stairs turn left down the corridor and is straight ahead there is a slight slope on the corridor floor approaching the room.
This room has a 4ft 6 in double divan bed of which can be accessed from both sides.
Bedroom six.
Bedroom six is ahead from the top of the stairs turn left down the corridor and is straight ahead, and entered on the right hand
side, there is a slight slope on the corridor floor approaching the room .
This room has a 4ft 6 in double divan bed of which can be accessed from both sides.
It also has a single 3 foot divan bed of which can be accessed from both sides.
Garden.
Guests are welcome to use the front garden which has a flower border and ornamental lamp standard, two picnic benches
complete with ash trays for the smokers.
There is (lit at night) an exit to the footpath and nearby bus stop, this can be accessed from the right hand side of the car park
area, going down the steps, there is a 3 inch high kerb, then there is a 5 inch high step then three 7 inch high steps down to a
half landing, take a right turn down a further two 7 inch high steps to the bottom step which is 5 inches high ( all the steps are
approximately 4 foot wide), you will be then on an asphalt pathway.
There is a more gradual access to the footpath down the vehicular access drive.
Additional Information.
There is a fire extinguisher in the entrance hall and at the top of the stairs on the landing.
In the Kitchen there is a CO2 fire extinguisher just inside the kitchen entrance door off the hallway and a fire blanket above the
radiator also in the Kitchen
We have an alarm system that operates throughout the building with emergency call points at the top of the stairs and by the
front and back doors.
In an emergency the payphone can be used to dial 999 to summon help.
In the event of a fire a continuous ringing of bells will be heard. Please advise us if you have a hearing impediment and might not hear this.
The building can be evacuated via the front entrance door at the bottom of the stairs.
In an emergency there is also an exit via our kitchen off the entrance hall, which is to the right at the bottom of the stairs then
ahead past the dining room.
We do not permit smoking in the house, but you may smoke in the front garden,
There are ash trays provided for this purpose on the picnic benches.
We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before your arrival.
We are happy to refrigerate any medication. We can keep any perishables (such as clotted cream!) in our fridge for a limited period.
Mobile phone reception at Fraser House is generally good, we have a payphone in the entrance hall.
